We offer a bespoke service, based on our clients' specific requirements, and therefore each conversation, whilst based on a standard type, is unique. We offer an end-to-end solution, however some clients are happy to arrange their own architectural plans or manage their own regulations and we are flexible to their requests.

We understand that a loft conversion is a large financial commitment, a decision that needs to bo considered carefully, we therefore offer our clients both a free quotation and also a detailed assessment.

We will, on initial meeting, talk through specific requirements and offer our expert opinion on how best to acheive objectives.

We have a transparent billing schedule and a no surprises policy which means that our clients are aware of all costs, even additional requests, up front.

Planning & Construction Stage

Following an initial enquiry, we will meet with prospective clients to discuss details including, how our clients would like to work with us, i.e. end-to-end or flexible approach. Planning and regulation issues, clients' requirements and specifications. Based on this meeting we will then prepare a detailed proposal and price.

Preparatory Stage

Upon appointment

This stage includes the following:

• Create architects plans, if required
• Carry out building regulation applications as required
• Inform council before commencement of work - at this stage the client will pay council fees directly
• Prepare a detailed set of structural calculations
• Upon agreement of above, erect scaffolding to home
• Seal up existing entrance to loft, before work commences
• Create an opening in front of roof, for access to loft
• Supply skip bin for rubbish disposal
• Receive delivery of building materials
• Confirm target completion date
• Relocate tanks within loft, as necessary

Structural and Construction Stage

This stage typically includes the following:

• Provide steel beams for floor support
• Construct flat roof as per architectural plans
• Fit new structural floor joists, as per engineers drawings
• Lay fireproof/soundproof. Heatproof patent quilt between existing floor and new suspended floor
• Fit decking sheets to form loft room floor
• Install dormer windows including and fire escape windows
• Provide fascia boards as required
• Provide Velux windows including any fire escape windows
• Fit guttering as required
• Fit roof tiles, to match as close as possible to existing
• Manage building regulations checks

Internal Build Stage

This stage includes the following:

• Build internal partition walls in loft to form agreed rooms as per architectural drawings and clients requirements. At this stage we invite clients to see the proposed room layout in real terms and can amend if required.
• Provide stopcocks to tanks on accessibile positions
• Supply and fit handmade staircase as per existing stair designs
• Fit handrail newel posts and spindles to staircase to match existing
• Insulate roof areas, as per building controls, providing energy conservation and insulation
• Clad loft with foil-backed plasterboard to provide maximum heat reflection
• Apply 2 coat smooth plaster finish
• Supply and fit radiators as agreed
• Fit sanitary ware as required (supplied by client direct)
• Provide and fit electrical fittings as required and agreed
• Fix skirting, architraves, hang fire check self closing doors
• Fit springs to all doors leading onto staircase
• Manage building regulation check

Completion Stage

• Take down scaffolding
• Clear all rubbish and remove skips
• Leave site clean and tidy
• Manage building regulations final checks
• Issue certifications
• Complete any client final requests - snag list
